
The road down to the house is normally only used by this house and its neighbour; further down the road the houses both have their own private access; keeping them totally separate from each other.
It is a pretty hillside location, with breathtakingly beautiful valley views. There are some lovely walks in this area; it always makes me smile when I stumble across yet another unknown treasure in the beautiful countryside that is the Haute Vienne.
The neighbours own the land after the back gardens of the house and have left it as a wildlife area. This house has the benefit of elevated views over that area and the owners tell me they see many deer and wild animals from their vantage point on the terrace outside their dining room.
The hamlet comes under the commune of Dompierre Les Eglises but is only 4.9km from the village of Magnac Laval.
The larger towns of Le Dorat (11.7km), Bellac (19.9km) and La Souterraine (24.6km) all have train stations; Bellac having has rail services to Limoges & Poitiers, Poitiers train station has TGV connections to Paris, Bordeaux, London & Brussels; La Souterraine also has a rail link into Paris. You are also only 15 minutes’ drive from the A20 meaning that although these houses boast exceptional countryside views; and is in a quiet hamlet they have easy access to the main routes.
The international airport at Limoges is only 66kms from the house with, daily flights to several UK destinations. Poitiers’s airport is 99kms.
The renovation of the house was done by the previous owners to a very high standard. Inside the gated entrance you have the house and an attached barn (used as a workshop and garage it could be converted into more living space or a gite).
The house has electricity and water; it is double glazed. Heating is oil fired central heating, which also heats the water for the house (there is also a second electric hot water tank) and a wood burning fire in the living room. Drainage is to a septic tank.
