Payroux is a lovely little commune, the village has a post office and is very pretty. Only 6 and 12km away you have Mauprevoir and Usson-du-Poitou, both have shops, bars/restaurants etc and then only 14km is Savigné, which leads into Civray where you have many supermarkets and commerce. The nearest hospital is Confolens (30km).

Poitiers airport is around 1 hours’ drive as is Angouleme, or you could drive to Épanvilliers a 25-minute drive and take a train. Poitiers train station has cross platform TGV connections to Paris, Bordeaux and other French cities plus Brussels and London (via Lille).

The house benefits from mains electricity and water; the house has oil fired central heating and is a mix of single- and double-glazed windows. Drainage is to a septic tank which would not conform to current standards but does work exceptionally well.

The land is flat and at the back of the house you have a perfect spot for a sand school, the current owners decided that they would have placed on there if staying.
